One problem with a "certified valuation" is it doesn't factor in peoples personal preferences, the lay out of the house design and interior design may not appeal to some will to others.
Swimming pools are a classic, some people would be put off by a swimming pool even though they like the house. In which case they could factor in the cost of removing the pool in the offer price
