Interesting 64eheh, I live in a flood prone area and you can only build if the living area is above the 1/100 flood level.
Also this is getting harder to get approved due to the problem of emergency services not being able to service the household. So the council is getting tougher. I also think they are worried about litigation.
By the way single story houses are really cheap compared to house of a similar nature not in the flood zone. So you can guess who buys in the cheap areas. Also no insurance in those areas or that what I have been told.
People need help, not all things can be predicted. A helping hand is good. A levy to all those earning above $50 grand and not flood affected is prob not the way to go. Most already pay taxes.
