" The Cook " .. with due respect Im not sure you know Cranbourne and Cranbourne East Corridoor so well yourself . 190 K For 400 squ metres is well and trully the going rate there now and there is much development , Its well and truly fastest growing because development has moved well beyond Cranbourne .
For the record , I have worked this area ..Narre Warren / Berwick / Cranbourne for over 12 years .
People desire Cranbourne for all is in place with inreststructure .. Trains / Bus MEETING every train / Largest sporting development in Victoria ( Casey Fields ) , Schools ... 4 new shopping centres pre planned , just going though planning . Developments in Planning / Sales with Dennis Family , GEO , Pete @ co , Australand , Stockland ..but these are now all mostly sold , land is limited , and there is not much left .
Every piece of land is pre sold , there is no problem in the selling , All a giant multiple Pool complex has been built , Indoor sports and transport ..It cant be reproduced , last time I looked land had stopped being made .
Development costs are HUGE , by the time Taxes are paid to all levels of government , including Inreststructure you are at around 60 k Raw , before you purchased the Raw land ..Naturally prices continue to rise ( Still ) as supply dries up and demand is exceptional .
Purely as an example www.huntclub.com.au a Dennis family development with Shopping centre , retirement village , public trasport access .
Behind it is GEOs Cascades on Clyde ..plenty is happening , the land price will NEVER drop while the Tax levies and construction costs are so high ..Its more likely these will increase ..this is certainly the Victorian Governments Plan .
