Little point in posting here, Dylan, when gentlemanly conversation is often derailed by Bunn Waket calling posters that have had a lifetime working in the sector scum of the earth and filth. As to your post, with regard to folks pulling property off the market, my view is that with all the talk of lower IR's (?) folks not desperate to sell want to wait until some heat has returned to the market. A false premise perhaps, given one buys and sells in the same market, but that's humans for you.
