As to your post, with regard to folks pulling property off the market, my view is that with all the talk of lower IR's (?) folks not desperate to sell want to wait until some heat has returned to the market. A false premise perhaps, given one buys and sells in the same market, but that's humans for you.

My comments regarding RE agents being the scum of earth stands, they've earned it.
