I'll give you points for a reason argument but you said little on the prospect of possible rent increases.
That aside you have the situation that for what ever reason for may have to move, Investment properties aside IMO having a PPOR is a priority over other assets.
Don't know your situation but a bit of debt on PPOR is not an issue if payments are less than renting
