I'm really interested in the numbers considering that you probably should live for another 50 years on average . No one can predict the capital growth but considering that the world population is expected to expand past 2050 , It's a fair bet that there will be more pressure to the upside rather than the downside .

That's an interesting view that there won't be anyone in the future to be able to buy your place . It's probably a separate issue to funding the rest of your life but it is interesting none the less .

i would say that my capital gains are marginally ahead on an after tax basis but I only sold the house last year

I am not saying I will never buy another house....not at all.... just that I dont want to buy one now and there will be a better time.
