AEU hardly fits into this scene, but i dont have much else to crow about. the beauty of a stock like this that if you are very familiar with the business operation of the trust as I am, when a price dips sharply down you don't have to worry about abandoning ship, maybe check a few possibilities, then if you cant find any reasons buy a few more - which is what I did in the case that you refer to.

    property trusts do not pay tax, they distribute almost the full amount of their profits to the unit holders, leaving them to sort out the their tax liability with the taxation office.

    yup, property trust generally do not generally have a lot of growth over a longer period. in fact if you look at the charts comparing all the sectors property trusts are very much at the bottom with negative actual growth over say a ten year period (from memory), but the child minding area is government subsidised, and it has been confirmed by the current government that this will remain so.

    the growth is in the cpi adjustment to rentals annually which is built into the rental agreements say + 2.5% - 3% on top of the distribution ammounts. . more recently the very large rise in residential property values have added substantially to the trusts net tangible assets.

    I place significant value on the secure nature that this particular area of real estate offer.
