    Thanks for your thought provoking information. Ideally what I am looking for is a shopfront in need of renovation and a sealed car park,in a mixed use zone.

    One of these properties has become available, but the asking price is too high. I am content to sit, wait and take the risk that someone else will buy it.

    With some initial outlay to upgrade the facilities I could lease it to at least two businesses in the short term. My next step is to meet with the planner to look at its viability with the local council's development policy.
