1. Yes that is the case, or at least it was the case in the last half yearly or annual report. The figures did not make sense to me, I emailed the company to figure it out and they fessed up.
2. There is no capital appreciation or water rights recorded, they are recorded in the books at historical cost.
3. Yes it does use water irrigation. How much they will make I have no idea. If I was to be cynical I would say nothing but who knows. Run some numbers on different crop yields/prices and look at what they have incurred expenditure wise on historical wheat crops. I am not inclined because I am not interested in TAN at these prices.
