Do the numbers and include the following costs: commission charged by real estate agent for collecting your rent, during tenant changeover allow for listing fees, cleaning and loss of rent for a couple of weeks, landlord insurance, annual electrical and plumbing check, house insurance, maintenance allowance, council rates, accounting fees, legal fees if tenant causes issues
then there's your mortgage and bank fees
then there's the risk associated with a tenant.
