composite timber too costly, really?

not in my experience, is comparible with good carpet, and will last much longer, less issues with wear and staining.

it was an easy decision for me, however, you might be in a different part of the country re: concrete.

for some people, carpet is not good for kids after 5 years

its full of all sorts, whereas concrete/timber, is much more user friendly for cleaning...and you dont need to charge your tenant for the $200 steam on changeover.

some like this idea too.
