depreciation is a small side issue .. it's always about the prospects of capital gains looking forward.
So ..
If the capital gains are no longer there for a year or two - I think investors would soon disappear ...I don't think they'd be happy taking out loans at say 8% interest rates with a 3% net property return ... knowing the inflation rate is running at 3%.
