Compared to existed listed companies in the sector, it seems that Gemlife is stretching the concept of land lease communities by : - developing not only houses, but also apartments (cf their development in Currumbin Waters, in the Gold Coast), - and developing also high end villages, while their listed peers are more focused on affordable developments.
I do not know if these 2 concepts (units and high end) are just niches. I find that the unit concept quite interesting as it can do done in urban areas, solving one of the problems of land lease communities which can be far from cities (an issue as some potential residents can't drive any more).
One of the constraint of this business model is that land lease communities are quite capital intensive. It seems that Gemlife is expected to do a large capital increase, so it may cover its financial needs for some time.
