If the yield is only 6% franked thats equivalent to 8.5% unfranked. PGG, MOT, QRI, NBI, MXT wont give you that yield. Everything has its place and if you buy when the market is low then i like it. You can then also lodge these with the ASX and do ETO's over the top for another source of income on top of the divs.
