your points are fair.
as is the counterpoint that this is trading in single digit PE on forward estimates. So could be considered very cheap using traditional valuation methods.
Yield can be expected to be in the range of 5% (excluding special dividends and franking credits).
so it could equally have a long way to catch-up on price - rather than falling.
