For people with loan serviceability issue... I like to share something important
I recently refinance my investment Property so I can buy another IP. My banker said I am tight on my serviceability and cannot give me more than $800k loan based on my salary. After sharing my FMG DIV (plus other DIV) the banker was able to give me an extra $250k+ in loan.
Dividend is consider income. Share ownership as capital gain/loss.
I recall once upon a time, my golf friends were laughing at me for buy FMG at $4 crying it was too expensive... 3 years later, I am still topping up on FMG and they call me a guru.
