Yeah i hear you and completely understand. i was involved in mortgage broking, its amazing how many people out there dont understand money and how it works, (quite scary actually).
it never sat well with me either people borrowing above their heads and happy to do so.

For investment property loans interest only i know a bank that takes the interest only payment instead of principle and interest over 25 years for servicing purposes, but you would need to bring significant equity to the table to make the interest rate worth your while, it's Liberty (bank) if you are interested.

Any ways like you say back to FMG, i still cant believe i could have bought this stock at $8.40 lo during covid period, i can still remember sitting there staring at the screen lol

Told my wife that it was a great company and of course she bought and i didn't, well not till it was higher.

Anyway aint life grand.
