Hold on doesn't that chart just proved my point? Ie house prices have been on average increasingly every year? This chart shows percentage change from previous year right ? Otherwords tier 1 city only had price reduction in 2008-9. And from memory that's correct there was a minor pull back in beijingh and Shanghai in 2008/9. And tier 2/3 didn't experience a real price reduction year until 2014-15? And from my knowledge the last two years have also had positive price increases.

Not sure I would call one year of price decrease price swing...Unless by swing u meant the percentage increase varied then sure. Tier 2/3 from 2005-2014 on average house prices increased by various degree depending on the year. But my point is houses prices have seen steady growth for more than a decade now. And your chart just proved my point.
