A Black Swan event doesn't imply a negative outcome, a Black Swan event can be both positive and negative - just like border closures were a boon for some businesses and bust for others. A Black Swan is just an entirely unforeseeable and improbable event, not necessarily negative.
You could very well find that if some unexpected risk completely takes down the Chinese housing market there could be so much stimulus to counter balance the crisis it could result in a boom.
Thats precisely what happened to resource stocks after COVID.
