Yes, you are right. A keen observer of property, but have not yet bought in Perth. Predominantly, I own in Melbourne and in Adelaide, whilst living in Melbourne. Will I be a buyer again this year - most likely, but not @Copydog's 2 -3% yield range. More likely, it will be between 5 -7% in a strategically positioned, central suburban location with proximate location to facilities (assuming upper ESP + $50K).
As for your own 2 title acquisition, I applaud that, as it already makes the sub-division, split allotment approach so much easier. One of my SA properties is and similarly is on a 2 title site, with front and rear street access.
