This question has been answered a number of times.
1) currently, massive shale oil land grabs are occuring.
2) AKK can either make good $ by on selling the land in the near future (a flip) or utilise the fertile land (a fact supported by AKK's seismic analysis and initial drilling.
AKK are thinking big - they always have. Either get on board or move on.
