shareholders in AMP have equity in AMP Ltd. AMP Ltd own a company called ANP Capital who earn Management fees from running unit trusts including property funds. They are also property managers.
It is the holders of units units in the trusts or life policies that invest in the properties who benefit directly from asset returns.
As a shareholder in AMP you do not own the “house”. AMP Capital may manage $160 billion of investments. They are not shareholder investments in general.
Your original numbers were were grossly misleading - suggesting there was hundreds of millions of profit due to shareholders from AMP retail property. This is not correct.
