Rubbish the cost of building has gone up substantially as well at least in Sydney. You will not get much change out of $300k to build a 4 bedroom single story house in Sydney with decent inclusions.
I live 60km from the Sydney CBD and you are lucking to find much below $1 million. Land prices are a joke though 450m2 blocks are going for $800-900k out this way now.
