Allowing SMSF to enter residential property investors seems like a strange way to address affordability.
By their nature, SMSF investors are generally going to be baby boomers approaching retirement, asset rich (relatively speaking). These are the people who LEAST need assistance to invest in property. This new pool of investment money will drive prices higher, further locking young people out of owning their own home.
SMSF would also distort the market; their very generous tax concessions would mean wealthy baby boomers would be competing against first home buyers with the tax man favouring the SMSFs.
