    I was going to offload one of my properties - tenant neglected it a bit - now its tidy again have decided to keep it. Have it on interest only loan just on 7%. Many more investors will delist their properties once the rates come down, that will account for a lot of listings - if we have value real estate better to keep.

    You must admit that more so than any other place, reading material and chatrooms we would have more panic merchants on HC than is normal. Spring is about on us, people will regain confidence and realise that the negative talk is overdone. Rents will rise despite rate drops and prices will stabilise and at best regain lost ground and rise again. Be damned if I sell anything in this market - only have to cough up a fortune later to get back into the same thing. Watch a lot of investors do the same.
