    this applies double to a PPOR.

    Rent rises while outstanding mortgages fall, making living in your own home increasingly better value over time.

    PPOR is also CGT free which makes it the best investment for 99% of Australian's in their life time.


    Sydney property will go into a stagflation/slight correction period now and anyone who has been waiting for the big crash to come needs to prepare themselves to get a foot in the door before the next leg up in 5,7,10 years time.

    If you are right and it crashes below the previous high, then well played.
    But if it doesn't, just make sure you are not still waiting after the next cycle.

    Land (house) anywhere in capital cities will give you bigger capital gains in the next boom than apartments, so be prepared to invest somewhere you may not want to live, reap the capital gain and then re-assess.
    I wish I had known this at the start of my property journey many many years ago...
