MMR is a pooled development fund, hence the tax free status on profits/dividends for shareholders, though that would also depend on your own tax status too so wouldn't apply to everybody but would do under most normal circumstances.
I'm not 100% sure, but I also believe that if you sell at a loss you can't claim the loss against tax.
