Hi I just purchased a detail report from RP Data, giving details of Cash Flow positive suburbs. I have tried to verify the information and their assumptions. I would have to agree that there are many suburbs where the cost of owning a property is less than the derived rent. Obviously more investigation is required to determine that the rents are substainable and hence property values will not decrease significantly or even show some gain in the long term. With all this in mind I still see the right property as part of my wealth creation stratergy.
