    Most investors and home owners view property as a long term commitment, and so in that regard quarterly data registers zero interest with us.

    But as you are so interested in quarterly data, or any data for that matter consider this:

    If the majority of properties sold in any period primarily comprise the cheaper end of the market, this will result in the median, or average price, being represented as low, or lower than usual.

    As the Governments have more than doubled the FHOG recently, this has resulted in more cheaper homes selling, as a proportion of total property sales.

    Therefore the quarterly price data is subsequently softening.

    This is why investors consider the concept of median home prices worthless, because such quantitative analysis lacks any substantial detail.

    Thank you for "wishing me luck," however, with such powerful organisations supporting long term price growth in Australia, I really do feel it is individuals such as you who will need luck, because for people like yourself, it is like trying to stop and avalanche with a shovel.
