As you have probably seen it, Corelogic did a note last week to indicate that the Australian home market has fully recovered from its decrease (- 7.5 % for home prices from May 22 to January 23, followed by +8.1 % since the end of Jan 23).
One surprise for me : we are back to pre-covid trend when capital cities are regularly outperforming respective regional areas.
Despite a better affordability for regional areas.
Combined capitals have recorded new highs, while combined regions are still 2 % below their previous peak.
One explanation is the decrease of sales volumes across the regions.
Interesting also to note that rents are following the same trends, with less increase for the regions vs capital cities.
