Thanks, so the high discount rate is essentially covering the unknown future capex/opex. I did it a little bit differently, using a lower discount rate but also a very low profit margin% on future cash flow but essentially comes to the same result. Also, for the rate, agree, 50% of $A6 sounds reasonable/prudent to use for this analysis.
