Yes definitely, can not agree with you more, using a 10% interest rate in DCF calculations for deriving NPV of a project is bit too excessive/conservative. But nothing we can do, the market have applied huge discount on almost all Africa gold assets.. like producers: PRU, WAF, including TIE, and explorers like PDI, MKG,… if those gold assets were in WA., what share prices of those companies would be? At lease 50% more if not 100%..
