On the intrest coverage issue. Nearly all riets have decent intrest coverage. I don't think thats ever been an issue hence why despite having very little equity they are all rolling over their debt. The banks are loving REIT's atm can get away with charging them massive intrest when they roll over debt because they have high ICRs and Low equity.
I just can't see how a stock can trade at 40 something cents. When they have similar underlying earnings, NTA, ICR's to other stocks out their trading at 10c all because one stock prefers to pay out it distrobutions and others are using the cash to shore up their balance sheets.
Distrobutions from A-REIT's atm I believe is a bad idea. All REITS took valuation hits this year.
The reality is with the sale of shinjuku sanei AJA would have made an operating loss and wouldn't have been able to distribute any distrobutions.
