Frankly speaking no one can predict bad debts for apt because their credit appraisal policy is trail and error, they wanted to beat the best practices established through hundreds of years of lending practices.
I think the management have realised their mistake and the recovery mode had started which is evident from change in policies.
Everything depends on luck now, if they are lucky they have not picked up the wrong customers due to their lending practices.
