    Who cares what this one user said? What is the point of this thread given that I haven't seen that user posting in ages?

    His opinion wasn't a collective representation of the bears, so this whole thread seems useless to me.

    As glennster pointed out above, some of us (and not intending to speak for all bears here) think that Q1 2010 is the tipping point. I've even said that medians may rise slightly over the first quarter to account for the downturn starting in the lower priced bracket due to the FHOG boost being removed.

    I doubt that all property will crash together, our cities/states rose in the bull market at different times, so it's likely we'll see them fall at slightly different times as well, this will all play-out over several years.

    I do believe we will see a drop in the national median by the end of this year, however not by 30%, probably it will be closer to 5%.
