Not sure about other states but my understanding is that here in SA whatever price range is quoted has to be the range that the vendor is happy to accept. I recall lots of issues of under quoting with ranges as such its illegal now as such agents are far more cagey re price ranges. Personally I hate price ranges - you give me a range I want to pay the bottom end while the vendor will want the top end
