Hi ididwork (I do work still, poor me!)

It's much easier to think of reasons not to sell than reasons to buy. The outlook for AEZ is so gloomy I can't imagine why anyone would buy at the moment. They have to offer incentives to keep/attract tenants, and operational income will surely keep going backwards in the face of such a state of affairs. And, as you say, the boffins see no bright lights in the short-medium term, (although they have been wrong before.....)

I was a little bit hopeful until the latest report came out (even bought more the day before, because I didn't think it could be so bad!), and I was severely shocked at how much NTA had fallen in the period (16c to 2.1c).

I'm nearly all out of hope now, but, like many others will just put it in the old 'bottom drawer' and cling to the sliver of hope I still have, because it's gone down so much it's hardly worth selling.

Of course, I'd be happy to be proved wrong, and welcome any more positive contributions....
