    Two things come to mind.

    1. On the down side, is 15% is a realistic "safety margin"? I think this will vary from market to market.

    2. On the up side, I don't believe your figures have taken the management income into account. GR has put a value on this but I can't remember what it was. Someone else might chime in here.
