I am expecting 18 months
However I would not be surprised if GMG recovers to around 60c to 80c in the short term, depending on:
1. Refinancing May 09 facility
2. Guidance for EPS for 09 and 2010
3. Maintaing a distribution in June of at lease 5.0cents (down from anticipated 9.65cents).
4. Interest rates in Australia declining a further 50 basis ppoints making the yield against financing costs more attractive.
5. Interest rates falling will cause investors to rething about entering the REIT sector especially if stable distributions of around 10% per annum are on offer (at 10.00% assuming MGM distributes minimum of 8 cents per annum then sp should be 60-80 cents I think
