Thats interesting. I was speaking to a retired elderly lady recently, part aged pension, 1 home (360 degree bay views), 1 investment property in laverton + interest from a term deposit. She was telling me about her dilemma, Can't sell the IP as she would have no pension. She gets 200$pw income from IP however last year she forked out 20k in capital works so made a loss. Also, when the IP is revalued, upwards, centrelink reduces her pension. Then, if wants to increase the rent, centrelink will also reduce the pension. In the end she will up the rent in August a tad but risks losing a good tenant and a 2-4 months vacant house means struggle street. Just goes to show, there is an upside to declining valuations afterall, and also that property can be a poor investment.
