with respect marsc-the tide was actually out when i ventured into property. i went against the grain and followed my own common sense, a trait that is sadly lacking from most share investors.
when you say fund managers are a place for us so called ill informed to go, i do heartily disagree-they are about as brain dead as your typical average analyst.
when i suggested the intelligent investor, you do not necessarily follow their predictions,but you get all the research work done for you and handed on a platter-then it is up to you what to do with the material.
all it does is free up valuable time, so you can then afford to have a real "life".

hope this helps you to readjust to reality ,but then again your fate is in your own hands.
