The other day I was notified that the property had termites. Upon inspection I was surprised to find big gaping holes in floor boards which appeared to have been there for some time. I am still bewildered why the tenant did not report this any sooner and why the property management inspectors did not find and report it. I also found that the floors were wet and the shower had also been leaking for some time. For some reason I smell foul play and wondered what are my legal rights to move the tenant out sooner than the legal 90 days. I'm very concerned that the occupants might fall through the floor and sue me. Due to the scale of repairs I cannot carry out repairs (made temporary patches) until the property is vacant. Is there any way I can cover my self?
