    You always have to get legal advice before any actions but the following may help, laws between the states are not all the same.

    If the place needs major repairs that cannot be done with the tenants in place you can get them out (this is in the legislation)and tell the agents that you expect them to find the tenants another property immediately

    I would immediately inform the managing agents that you hold them responsible.

    Talk to the tenants yourself and ask them what they want to do and find out if they informed the agents.(What they tell you may not be the truth)

    Ask the agents when they did their last inspection, ask the agent for a look at your property file and see for yourself if it is in order with all details noted. If they don't want to do this immediately sack them

    As to the agent not being able to see faults with the house, this is garbage, if the Real Estate Company took the job of managing your property at a price that you both agreed to they signed a contract to manage the property and although a property manager is not expected to be a builder they are expected to have enough knowledge and common sense to recognize problems and get the appropriate person to investigate, if they do not have the ability to do this they are obtaining money under false pretenses.

    Real Estate principals put twitty little girls in jobs as Property Managers, jobs for which they have no qualifications and then expect owners to put up with the problems.
    Remember you sign a contract with an agent to care for your property, IE they WORK for you and if they don't do their job properly sue them, sack them, get someone who will do the job or save money and do it yourself

    I have written on this forum previously my opinion that a lot of people who have Investment Properties should sell them and put the money in a fixed deposit as they should not get into property investing unless the are prepared to do the work required, so goslojo you appear to come into this category, either do the work or get out.
    You saved the money necessary to get the investment property and then you gave it to (probably) some twitty little girl to care for it. It's worth what $400, $500,000 in the care of some nobody
