always do an inspection myself at least once a year and I speak to the tenant . It's amazing what you can find out if you have a conversation with them and it can save you a lot of money in the long run .
Have to be very diplomatic and listen to both sides but in a lot of cases the tenant has reported stuff and the PM has been slack.
