    You like to say "not in Australia" so not relevant.

    i said things can change to make us exactly the same.

    It already is happening in parts of Australia - ie prices dropping, people having to lose 100 grand in order to sell as zero people turned up at higher prices and rents heading back towards 6%. That is reversion to the sustainable mean.
