I totally understand the situation, the tenants rent goes towards the cost of the property and if there is a short fall between the costs and the tenants rent then the landlord contribute to the costs which is a tax deduction for the landlord. Over year the rent goes up and the cost to the landlord reduce Over the last 30 odd years interest rates have come and down along with charity from the government, 5 the notable things to happen 1/ this has enabled the landlord to charge more rent, 2/ the capital gains to be spectaclar, 3/halving of capital gain tax, 4/ negative gearing, 5/ depreciation of the building and chattels. You brag about your properties and how they are paid off and positively geared. Well with all the assistance you have gotten from the tenant, well wheres their money? where is it Mudguts? thats right in your greedy pocket, how do you feel about wedging people into poverty thier whole life, do you feel good about yourself, I surpose you think your a good man. You said you don't make the rules just play with them, and as you pointed out its the tenant that has done the heavy lifting with the costs, again where is their share of the money. Are you trying to make jealous of your wealth? Here check this out, imagine getting into the float of CSL at $2.20 and by the way no debt plus others You have missed the whole point that I was making and you went to name calling, don't you like facts? anyway the facts is that the housing policy is not fit for purpose for a 1/3 of the population, and that if you own a property you are now the consumer. Whats your point about QLD land tax?

What makes you think that tenants are poor. They are getting same wages as everyone else. Some may invest in business for more returns instead of blocking capital in property. Being a landlord is a tough business and more than 50% loose money. One bad tenant can result in loss of 100k by the way of damage to property, loss of rent, legal charges as lawyers are not cheap. A self funded retiree would purchase few properties and rent it out so that he/she is not burdon on society by getting pension from government and you call that person greedy. Interesting, Isn't it!!!
