Tenants are the leaches. I will never again invest in rental properties. The law lets them destroy a house, and there is little you can do about it. The last one I rented out was a disaster. It was left wrecked and filthy after finally getting rid of them. They got 4 weeks behind with the rent, so the bond was gone. Then I had to give them four week's notice to quit. another four weeks unpaid rent. Then a repair bill of $3,600. Plus another $500 cleaning fee.
Another one used the paling fence as a source of firewood. The fire was on a sheet of galv iron on the lounge room floor which also made a mess of the polished wood floor. They also kept chooks in the kitchen by taking off cupboard doors and putting on wire netting.A leaking water bed had ruined a bedroom carpet. At least the rent was paid because it was paid by some charity organisation finding them accommodation.
A better bet is storage units. The rent gets behind and you lock them out until it is paid up to date.
