    Some of us are wise enough not to need to lose on a bad investment to learn the lessons of history.

    6% is sustainable for the tenant and the landlord. Up or down from that figure then one party is subsidising the other if you don't like the term parastising.

    If bank lending policies tempt you into going away from the 6% figure then you may complain when interest rates go up but you do so foolishly.

    Scaredest investor I ever saw was the owner of a group of 11 townhouses when BHP closed down in Newcastle and the tenants started terminating their leases and the townhouses stayed empty in an employment rate of around 10%. Just who needs who was amply demonstrated.
