Do you use a property manager and have tenant insurance to look after you real estate. The fees and insurance are well worth it. Location of the property is also critical for success. Never buy in the cheapest or most expensive locations. Always buy in areas which correspond to the average price of housing/unit prices is best from my experience to make long term investments and go with the flow of good and bad times. when bank term deposits are very low your returns are higher and real estate does not devalue in the long term as inflation wipes out your cash purchasing power.
